Rental Criteria & House Guidelines

At Pop’s Rooms for Rent, our goal is to create clean, peaceful, and well-managed shared living environments. To ensure a good fit for all residents, applicants must meet the following criteria:

Rental Criteria

Income & Employment

Verifiable lawful income equal to 2× the monthly rent

Employment, benefits, or other legal income sources accepted

Proof of income may include pay stubs, offer letters, or bank statements

Identification

Valid government-issued photo ID required

All application information must be accurate and complete

Credit & Financial History

Credit screening will be conducted

No outstanding landlord-related collections or judgments

Credit challenges may be considered with compensating factors

Rental History

Positive rental references preferred

No recent evictions (within the last 3–5 years, reviewed case by case)

Background Screening

Background checks conducted in compliance with California law

No automatic denials — individual assessments are used

Shared Living Standards

Agreement to follow house rules

Respect for roommates, shared spaces, and quiet hours

Cleanliness expectations must be maintained

Lifestyle & Property Policies

No smoking or vaping inside the home

No illegal drug activity

No Pets

Lease & Move-In Requirements

Signed room rental agreement required

6 month minimum lease

Security deposit of $1,500 collected

First month’s rent due prior to move-in

Pop’s Rooms for Rent complies with all applicable federal, state, and local fair housing laws.

We do not discriminate based on race, color, religion, sex, gender identity,

sexual orientation, marital status, national origin, ancestry, familial status,

disability, source of income, or any other protected characteristic.

All applicants are evaluated using the same written criteria.

Application Review Process

Applications are reviewed in the order received

Complete applications receive priority consideration

Additional documentation may be requested

Approval

Applicants who meet rental criteria and demonstrate compatibility

with shared living standards may be approved and invited to sign a rental agreement.

Conditional Approval

Applicants who partially meet criteria may receive conditional approval, which may include:

Higher security deposit (within legal limits)

Co-signer requirement

Shorter initial lease term

Denial

An application may be denied for reasons including but not limited to:

Insufficient or unverifiable income

Material misrepresentation on the application

Prior evictions or unpaid landlord debt

Failure to meet shared living standards

If a denial is based on screening results,

applicants will receive the appropriate adverse action notice as required by law.

A $35 Application Fee will be collected after application has been submitted.
